Executive who went from Chinese firm to Forest City leaves for Greenland to focus (almost surely) on upcoming B4 tower

Allen Gong has joined Greenland USA’s Development and Construction team, where he is responsible for managing 800,000 square feet of residential and commercial development within the New York City mega-project Pacific Park Brooklyn. Gong jumps to the subsidiary of the Shanghai-based developer after working for Greenland’s US joint venture partner on the project, Forest City Ratner Companies, focussing on the ground-up development of the 550 Vanderbilt condo building. Gong started his career at China State Construction and Engineering Corp in Beijing before being transferred to California and later earning a master’s at the MIT Center for Real Estate.

Note that 800,000 square feet almost surely refers to the pending B4 tower at the northeast corner of the arena block, which is the new focus for Greenland. The square footage comes from Gong's LinkedIn profile; the maximum gross square footage is 824,629, according to a state document, and the building would be 511 feet tall, plus, of course, up to 40 feet of mechanicals.

B4 details

In January 2018, Greenland USA project manager Scott Solish could not specify the unit mix of B4, but I've said it's a good bet it will contain a significant chunk of below-market units, given the 2025 deadline for 2,250 affordable units. It was once expected to contain 551 rentals, half of them affordable, and 213 condos, though that unit mix surely will change.

Solish did say they aim to break ground "hopefully" in the late second quarter of 2019. However, if that timeline stretches, given B4's once-projected 27-month construction timetable, it might not open until 2022.
